It has been over sixteen months since I reported the first water intrusion to Ryan Homes, and my home still has not been fully repaired.  In this time, I have seen rows and rows of townhouses and multi-level condos go from nothing more than empty lots to completion. Inspector's report

This site is dedicated to issues of shoddy construction in Red Run Mills and Maryland that caused water intrusion behind the walls and in the ceiling of a Ryan Homes condominium. Poor customer service greatly exacerbated the problems, and continues to do so.

BE AN INFORMED RYAN HOMES CONSUMER! DO NOT BUY ANYTHING FROM RYAN HOMES UNTIL YOU HAVE ALL THE FACTS ABOUT HOW THIS COMPANY DOES BUSINESS. IT'S THE BUYER'S OBLIGATION TO BE INFORMED. YOU MAY NOT HAVE ENFORCABLE LEGAL RIGHTS AFTER THE SALE THAT YOU MAY PRESUME. DON'T JUST BE ANOTHER TRUSTING VICTIM.  

(Photo above): New home under repair for water damage. It took Ryan Homes months to get around to repairing (attempted to repair) known leaks that destroyed the ceiling and walls. The owner had to hire their own inspector to get Ryan Homes customer service to take any action. This poor or lack of service also led to health problems and mold. (the repairs failed, and more leaks have occurred)


(Pictured Above) Flies were everywhere in this room from an uncertain source. This isn't the 'Amityville Horror', just Ryan Homes "quality." Water damaged carpet is removed in this picture.  These are remaining dead flies that were under removed carpet. Often times dozens of flies swarmed in this particular room in the first months of new homeownership. The source was never positively verified.

Over one year later after being contacted about rain entering the home, Ryan Homes has STILL not fixed the leak. Ryan Homes spent most of that time denying there was a problem. To date (4/17/2010) this issue is still not repaired.

As explained by the US EPA, the key to mold control is moisture control.

Molds can be found almost anywhere; they can grow on virtually any organic substance, as long as moisture and oxygen are present. There are molds that can grow on wood, paper, carpet, foods, and insulation. When excessive moisture accumulates in buildings or on building materials, mold growth will often occur, particularly if the moisture problem remains undiscovered or unaddressed. It is impossible to eliminate all mold and mold spores in the indoor environment. However, mold growth can be controlled indoors by controlling moisture indoors.
